A roof survey establishes what is actually there before anyone specifies or prices work. We core the build-up, moisture map the insulation, assess falls, outlets and details, and issue a costed report with options. It is the document that turns a suspected problem into a defensible budget.
Surveys exist to stop money being spent on the wrong scope. A roof that looks finished from ground level may only need an overlay. A roof that looks serviceable may be holding water through half its insulation. Neither is knowable without opening it up.
Our survey covers core sampling on a grid, moisture content readings at each core, a fall and ponding assessment, outlet capacity, condition of all details and upstands, deck condition, and where useful a thermographic scan to map wet insulation across the whole area rather than just at the cores.
The report sets out condition area by area with photographs, then gives you costed options: repair, overlay, partial or full replacement, with indicative figures and expected remaining life for each. It is written to be handed straight to a budget holder or used as the basis of a tender.
We issue technical submittals, U-value calculations, wind uplift calculations and detail drawings as part of the tender return.
