About Roof Maintenance

Almost every manufacturer guarantee is conditional on the roof being inspected and maintained on a defined cycle. Buildings owners are frequently unaware of this until they make a claim and it is refused. A maintenance agreement costs a small fraction of the roof and is what keeps the guarantee live.

A typical agreement covers two visits a year, timed before and after winter. Each visit clears outlets, gutters and rainwater goods, removes debris and vegetation, checks all details and upstands, and carries out minor repairs within an agreed allowance.

You receive a written and photographed condition report after every visit, with any defects graded by urgency. Over several years that becomes a documented history of the roof, which is exactly what supports a capital bid when the roof does eventually need replacing.

Do we have to have maintained the roof for the guarantee to be valid?

In almost all cases yes. Manufacturer guarantees are conditional on documented periodic inspection and maintenance. Without those records a claim can be refused, so keeping the paperwork matters as much as doing the work.

Can you maintain a roof you did not install?

Yes. We start with a condition survey to establish the baseline and identify anything needing attention before the agreement starts, then set the inspection frequency to suit the roof.
