One Central Boulevard

A full flat roof replacement across a Grade A occupied office building on one of the Midlands most prominent business parks, delivered without interrupting tenant operations. The existing warm roof had reached the end of its serviceable life. Absolute Waterproofing stripped the failed build-up back to the structural metal deck, upgraded the thermal performance to current Part L standards and installed a mechanically fastened single ply membrane across the full roof area.

The building remained fully occupied and trading throughout the works. Roof-mounted plant serving the tenant fit-out could not be taken offline, and there was no tolerance for water ingress over live office floorplates. Access was restricted to a single loading position with a narrow crane window agreed with the park management, and all deliveries had to sit outside core business hours.

Works were sequenced into eleven watertight bays, each opened, insulated and closed within a single shift so no area was ever left exposed overnight. Plant was isolated and temporarily supported on a proprietary frame system, allowing the deck beneath to be stripped and re-waterproofed without disconnection. Daily weather monitoring drove a rolling seven-day sequencing plan, and a full temporary edge protection scheme allowed the team to work without scaffold to the elevations.

Completed on programme with zero water ingress, zero reportable incidents and no recorded disruption to tenant operations. The roof carries a full 20-year manufacturer guarantee. Thermal performance was improved from an estimated 0.35 to 0.16 W/m²K, and the client has since appointed Absolute Waterproofing on two further buildings within the same portfolio.
