About Roof Refurbishment

Most failing commercial flat roofs do not need stripping. The membrane has reached the end of its life but the insulation beneath is dry and the deck is sound. In that case an overlay gives you a fully guaranteed roof for substantially less money and in a fraction of the programme.

Deciding that requires evidence. We core the roof in a grid, moisture test the insulation, check falls and outlet capacity, and inspect the deck condition. The report tells you which parts of the build-up can stay and which cannot, area by area, so the scope is based on the roof rather than an assumption.

Refurbishment is also the easiest point at which to fix the things that caused the failure. Correcting falls with tapered insulation, increasing outlet capacity and upgrading thermal performance all cost very little extra while the roof is open, and they are what stops the same failure repeating.

How do we know if the roof can be overlaid?

Core sampling and moisture testing. We take cores across the roof on a grid, record the build-up and moisture content at each, and map the results. If more than a limited proportion of the insulation is wet, an overlay is not appropriate and we will say so.

Can refurbishment be phased across financial years?

Yes, and it very often is. We will prioritise the roof areas by condition and risk so the worst are done first, and give you a costed multi-year plan you can take to a capital programme.
