Riverside Retail Park

Planned refurbishment of the flat roofs across seven trading retail units, phased so that no unit closed for a single day. The client asset manager required a solution that extended the life of the existing roofs by at least twenty years while keeping capital expenditure and tenant disruption to a minimum.

All seven units were trading throughout, including a food retailer with strict hygiene requirements and no tolerance for debris or odour ingress. Roof access was only available from the service yard, which had to remain clear for deliveries during trading hours. Several existing details had been repeatedly patched and needed full reconstruction.

A cold applied liquid system was specified to eliminate hot works, odour and noise above trading floors. Absolute Waterproofing worked unit by unit outside core trading hours, with a full condition survey and moisture testing carried out ahead of each phase to confirm where the existing build-up could be retained. Failed details were reconstructed before overlay.

All seven units were completed with no trading hours lost and no tenant complaints recorded. Retaining the existing insulation and deck reduced the client capital cost by an estimated 40 per cent against full replacement, and the completed roofs carry a 20-year guarantee.
